Outdoor Kitchen & Entertainment Dreamscape – Phase II in Florham Park, NJ
Building upon the outdoor living space completed during Phase I, this second phase transformed the property into a complete backyard retreat with a custom swimming pool, expanded patio, privacy landscaping, and extensive site improvements. Careful grading and engineered drainage solutions maximized the usable outdoor space while addressing challenging site conditions.
Custom Pool & Patio Expansion
The centerpiece of Phase II is a 16′ x 32′ vinyl liner swimming pool with an automatic cover, creating a natural extension of the outdoor living environment established during the first phase of the project.
The surrounding pool patio was constructed using large-format Techo-Bloc Aberdeen pavers in Azzurro with natural grass joints, creating a clean, contemporary appearance that complements the existing outdoor spaces.
Matching Aberdeen pavers were also installed at the entrance to the shed and changing room.
Outdoor Living & Recreation Features
This phase expanded the functionality of the backyard with additional outdoor amenities designed for recreation and everyday enjoyment.
A shed and changing room combination provides convenient support for the pool area, while a cedar border and triple-ground playground-safe mulch create a dedicated play space that blends seamlessly into the overall landscape design.
Grading, Drainage & Site Engineering
Extensive regrading was completed to direct surface water toward the side and rear of the property while maximizing the usable outdoor space.
Because the project reached the property’s allowable lot coverage, a seepage tank was installed to meet municipal requirements for groundwater runoff management.
The site also presented challenging conditions due to a high-water table and clay soils. To protect the swimming pool, a sump pump and underground piping system were installed beneath the deep end to prevent groundwater from damaging the pool liner. A boulder retaining wall was also constructed to help create a level area beyond the pool while assisting with the controlled flow of groundwater across the property.
Privacy Landscaping
New privacy plantings were incorporated throughout the backyard to enhance screening around the pool and outdoor living spaces, creating a more secluded environment while complementing the overall landscape design.
